Warranty vs. Maintenance: How to Protect Your ARKA Windows and Doors

Understand what’s covered by your warranty and what regular care you’re responsible for.

What the Warranty Covers

Your ARKA Limited Warranty protects you against defects in materials or workmanship that appear during the warranty period. If something was made incorrectly, or a component fails under normal use despite proper installation and care, ARKA will repair or replace it under the terms of the warranty.

  • Hardware that breaks due to a manufacturing defect (not misuse or corrosion).
  • Sealed glass that develops fogging between the panes caused by seal failure.
  • A frame or sash that warps or cracks due to defective materials.

Note: Warranty coverage applies only when the product has been properly installed, operated, and maintained according to ARKA’s care instructions.

What Maintenance Service Means

Maintenance is the regular care and upkeep that all windows and doors require. Maintenance is not included in the warranty — it’s part of normal product ownership. Just like a car needs oil changes, your windows and doors need simple periodic care to keep them operating smoothly.

Example: Moving hardware (hinges, locks, rollers) should be lubricated every 2 years — and yearly in coastal/corrosive environments.

Maintenance Schedule

Maintenance Item Recommended Frequency Why It Matters
Lubricate moving hardware (hinges, locks, handles, rollers) with light machine oil or silicone spray Every 2 years (annually in coastal/corrosive environments) Prevents friction, corrosion, and premature wear
Clean tracks and drainage/weep holes Every 6 months Ensures smooth operation and prevents water buildup
Inspect and clean weather seals and gaskets Every 12 months Maintains airtightness and prevents leaks
Wash frames and glass with mild soap and water Every 3–6 months Removes dirt, salt, and pollutants that can damage finishes
Check exterior caulking and sealant joints Annually Keeps water out and maintains energy efficiency
Inspect paint or finishes Every 2–3 years Prevents corrosion or surface degradation

How Maintenance Affects Your Warranty

Your ARKA warranty requires that products be properly maintained. If a problem arises because of a lack of maintenance — such as seized hardware, rust due to salt exposure, or clogged weep holes — it will not be covered under warranty.

  • Follow the schedule above and the full Care & Maintenance Guide on our website.
  • Keep records of your maintenance (date, what was done, who performed it).
  • Use only ARKA-approved cleaning products and lubricants.
  • For coastal/high-corrosion environments, follow the Coastal Maintenance Program.
